Busy time of year!

Wow, it has been almost 5 months since I last posted. I need to do an update! A lot has gone on in the past 5 months.

At the end of February, we painted the back hallway and the stairs that lead into the house. It was white with green stairs before. We also added a schoolhouse pendant light fixture back there that matches the other lights we have added in the house. It looks like we didn't take pictures after the crown molding was added. It's a difficult/small area to try and get good pictures.




We finished up the dining room windows in March. As of now, we only have 3 windows left. Once we finish those, we can do the floors! 







Towards the end of March, we added a bunch of garden beds in the front yard. Our goal is to eliminate as much grass as possible! 


Picked up some plants to start filling the flower beds...


We got several tons of compost and soil to fill the garden beds. 


Picked up two Conquest maples for the boulevard. 


And planted them with our other Conquest Maple and lilac bushes. 


Because of the fence that we built earlier this year, the playhouse was kind of in an awkward spot. We had my dad come over with his tractor and help us move the playhouse so it faced into the yard, rather than into the new fence.

We had my dad pick it up and rotate it out away from the fence.

At the end of May we had electricians come out and move our meter off of the back of our house. It is an eyesore, and we were tired of looking at it in the back. We also had plans for solar, so we decided we wanted all of the meters on the side of the house behind a bush that would hide them. 

When I came home, I noticed they were wiring it on the outside of the house! We were paying them to put the wire on the inside, so they had to start over. 



Then they removed the meter and brackets that held it. 



Here is the meter on the other side of the house. We went back and painted it all to match the house, so it doesn't stand out. 


In June, we had a new roof installed! We have needed one for a while, and it feels great knowing that we should not have a leaky roof anytime soon. I chose a dark color because I felt that it would look best with the dark blue. I really like how it turned out.

Here is when they delivered the materials. You can see the old roof color... Yuck!


They ripped all the old roofing off and dumped it in a trailer.


Here they are working on it. There were a few sections that the wood had to be replaced.

Final inspection.

Finished roof! Now we just need to get up there and replace those trim boards that were rotted. We have the wood, just need to prime and paint them so they can go up!


We just recently had solar panels installed on the roof. We love the idea of eventually having little to no power bill, and it just worked out that the pay off will be about 4 years, and then we will be paying ourselves instead of the power company! I will update with pictures in another post.

Rain Barrels and Chains

The most recent addition to our home: rain barrels and copper rain chains. A couple months ago, we had new seamless gutters installed to replace the plastic do-it-yourself gutters the previous owner had installed. We asked the installers to adapt them to fit rain chains, and installed our copper rain chains a couple weeks later. Before: You can see the many seams that the old gutters had. They all leaked! After: This is the front of the house, but you can see... NO seams! :) The next step was to find a rain barrel to catch the water at the bottom of the rain chains. We shopped online and found out that it would be a lot cheaper to make our own custom rain barrel than to buy one. We called around to wineries and found out that they were only charging $30/full wine barrel!! We bought three wine barrels and cut one in half to use at the base of both of the barrels. 1928 Bungalow Rental Property Update

It has been a whirlwind 6 months and I cannot believe all that is happening in the world. We have been on lockdown in Washington, but have been doing our best to social distance and still get work done. We finished up our 1928 Bungalow and had renters moved in by February 1st. A couple weeks ago, we also purchased another bungalow... but this one is across the street from the previous house and was built in 1910. I will write a separate post for that house! The 1928 Bungalow turned out to be a great purchase! We snagged it for $79,000 and were able to fix it up and get it running for probably close to $20,000. We hope to run the numbers soon to get an exact amount, but we are very happy!  We initially focused on the interior of the house to get it ready for renters and after they moved in, we focused on cleaning up the yard. This house was purchased from an estate. The man had passed away and the family was selling it. The home was smoke damaged from the man smoking and needed

Old House Pictures

I had the chance several months ago to meet up with the second owner's children. Their parents purchased the home in 1928, and lived in it until the late 60's. They were great and were able to find several pictures of the house when they lived in it. These pictures are my motivation to bring this house back to what it used to be. This is a picture of the parlor. It is to the right immediately when you walk in the front door. This picture is in the dining room during Thanksgiving. You can see a lot of the woodwork that we have spent hours stripping paint from. The windows behind the man at the end of the table have not been stripped yet. This is a photo of the backyard during winter. The fence that is in this picture was (mostly) still standing when we purchased the house. We put up a new fence this winter for more privacy and security. This is a picture of the owner's daughter reading on the screened in front porch. They used to sleep out there in the summer. The
