Another Yard Update - May 2014

Most of our time lately has been spent in the yard. Life has been crazy, with the end of the school year, trainings, Master's classes and the house... We've been busy!

We finally scheduled the insulation. They will drill holes, spray insulation in and then cap the holes and putty over so you cannot tell they were ever there after you paint. It should make a difference with our heating and cooling costs. There is a pretty significant rebate, so it will definitely be worth it. I will post pictures when they finish. It is scheduled for June 9th.

I am loving the yard right now... It is fun to watch things grow over the years and fill in. Our yard still isn't 100% where we want it to be, but it is getting there! I eventually want the English garden look, so it will take a bit.


Front of the house 



The roses out front. They are very fragrant!

The climbing roses in the back yard. We only get about one bloom/year with these, so we enjoy them while they last. 


The honeysuckle is doing well this year. This is the back yard. 





Ground cover that we planted last year. That bunny was from my grandma's garden. She has since passed, but every time I see it, I am reminded of her :)


The trumpet vines haven't done as well as the honeysuckle. 


The irises have done well. 


We transplanted some periwinkle from my mom's yard and I hope for it to take over under the maple tree in the back.


We planted some Wisteria up the basketball hoop last year. It's doing well considering it does not get watered! 


We replaced a couple of the baby arborvitaes with ones from Costco (the three on the far left). Lets hope they survive under that walnut tree. 


The shed. I am really loving the colors we chose. I think it will look great on the house. 


The hydrangeas that we planted a couple years ago. They seem to be doing well. I just want pretty blooms already! 


The playhouse. We painted, added trim and spray painted the mail box and house numbers. I love how the red roses contrast against the blue color.

We moved some irises out front. We are trying to visualize some flower beds out there, so we sprayed.

I love cutting buds to put in vases in the house. This is a great time of year!

The side yard, we hope to make this a walking path and have lots of flowers... by next year. 


We have hired a person to work on our woodwork, so we've been seeing a lot of progress inside the house as well. He has finished the dining room, so we hope to scrape the texture on the ceiling and stain the beams this summer. 

Thomas thinks that we should paint the house ourselves. I am not convinced, but we are contemplating the idea. It will probably not happen this summer, but we will have to see!

  1. I love the look of your house! The front is just uber adorable. I like how the roses are blooming, looking all elegant and romantic. I'm sure your yard will look spectacular once the grass grows all over it. Kudos to you for having such a great green thumb!

    We are trying. We sprayed the grass last year to kill the crab and bermuda grass, so we over-seeded to fill it in. It's amazing how much money you can spend on your yard when you care and love gardening.

Rain Barrels and Chains

The most recent addition to our home: rain barrels and copper rain chains. A couple months ago, we had new seamless gutters installed to replace the plastic do-it-yourself gutters the previous owner had installed. We asked the installers to adapt them to fit rain chains, and installed our copper rain chains a couple weeks later. Before: You can see the many seams that the old gutters had. They all leaked! After: This is the front of the house, but you can see... NO seams! :) The next step was to find a rain barrel to catch the water at the bottom of the rain chains. We shopped online and found out that it would be a lot cheaper to make our own custom rain barrel than to buy one. We called around to wineries and found out that they were only charging $30/full wine barrel!! We bought three wine barrels and cut one in half to use at the base of both of the barrels. 1928 Bungalow Rental Property Update

It has been a whirlwind 6 months and I cannot believe all that is happening in the world. We have been on lockdown in Washington, but have been doing our best to social distance and still get work done. We finished up our 1928 Bungalow and had renters moved in by February 1st. A couple weeks ago, we also purchased another bungalow... but this one is across the street from the previous house and was built in 1910. I will write a separate post for that house! The 1928 Bungalow turned out to be a great purchase! We snagged it for $79,000 and were able to fix it up and get it running for probably close to $20,000. We hope to run the numbers soon to get an exact amount, but we are very happy!  We initially focused on the interior of the house to get it ready for renters and after they moved in, we focused on cleaning up the yard. This house was purchased from an estate. The man had passed away and the family was selling it. The home was smoke damaged from the man smoking and needed

Old House Pictures

I had the chance several months ago to meet up with the second owner's children. Their parents purchased the home in 1928, and lived in it until the late 60's. They were great and were able to find several pictures of the house when they lived in it. These pictures are my motivation to bring this house back to what it used to be. This is a picture of the parlor. It is to the right immediately when you walk in the front door. This picture is in the dining room during Thanksgiving. You can see a lot of the woodwork that we have spent hours stripping paint from. The windows behind the man at the end of the table have not been stripped yet. This is a photo of the backyard during winter. The fence that is in this picture was (mostly) still standing when we purchased the house. We put up a new fence this winter for more privacy and security. This is a picture of the owner's daughter reading on the screened in front porch. They used to sleep out there in the summer. The
