Stagnant

We have been having trouble getting motivated to work on the woodwork. Thomas has decided to start working on more of the electrical to avoid having to help me work on the trim... I do enjoy the results of his electrical work, but I feel like it would go so much faster to both work on the woodwork.

I finished the breakfast nook a few weeks ago and it has been nice having a little table in the kitchen that we can actually use. The previous table in there had his computer on it, so it was never used for meals.


Here is a picture of some of our original wiring. Isn't it beautiful?


Is it odd that I enjoy seeing inside of our walls... I feel like I get to see a little bit of history. In the dining room we left a little note for a future owner to find. I'm thinking I might leave another little something in the parlor when Thomas finishes up in there.

I'm hoping to get motivated to work on some more sanding tonight... It wouldn't be so bad if it didn't leave such a huge mess to clean up!

    Thanks! We have since taken a break from anything to do with the house. I'm really hoping to get back to the woodwork once Christmas/New Years is over.

    I completely understand about the woodwork. There have been times I have dreaded it and often find other things to do to avoid it. We have stripped a lot of paint using Clean Strip. Also we use an orbital sander to do the rest of the job. I must admit it is a royal pain. However, the finished product is aethetically pleasing to the eye and well worth it. You are doing a marvelous job on your home.

    We might have to try Clean Strip. What I'm finding the most difficult is the detail work... getting the paint out of the little crevices and along the wall. Whoever painted the trim didn't do a great job, so it's often smooshed along the wall. We have really been avoiding the woodwork the past couple months and haven't really gotten anything done but we're hoping to ramp up our motivation here soon :)

Rain Barrels and Chains

The most recent addition to our home: rain barrels and copper rain chains. A couple months ago, we had new seamless gutters installed to replace the plastic do-it-yourself gutters the previous owner had installed. We asked the installers to adapt them to fit rain chains, and installed our copper rain chains a couple weeks later. Before: You can see the many seams that the old gutters had. They all leaked! After: This is the front of the house, but you can see... NO seams! :) The next step was to find a rain barrel to catch the water at the bottom of the rain chains. We shopped online and found out that it would be a lot cheaper to make our own custom rain barrel than to buy one. We called around to wineries and found out that they were only charging $30/full wine barrel!! We bought three wine barrels and cut one in half to use at the base of both of the barrels. Finished Patio!

We completed the patio a couple months ago, and have already hosted a couple of events outside. We are really looking forward to the warmer weather next year to be able to truly enjoy it. We added the pergola from Costco and a new barbecue set up from Lowe's. The set up came with a sink, cooler, barbecue, fridge, and tons of storage. I see many bbqs with friends and family in our future! We also added lighting to the pergola and several strands attached to the house. We are loving the extra light and ambiance the string lights add to the patio.  The retaining wall in the back adds extra seating and holds back the land.  We also bought a patio swing for the front porch that has been nice for watching the dogs play in the front yard.  We also recently purchased our fourth house (3rd rental property) and are working on getting it all fixed up! 1928 Bungalow Rental Property Update

It has been a whirlwind 6 months and I cannot believe all that is happening in the world. We have been on lockdown in Washington, but have been doing our best to social distance and still get work done. We finished up our 1928 Bungalow and had renters moved in by February 1st. A couple weeks ago, we also purchased another bungalow... but this one is across the street from the previous house and was built in 1910. I will write a separate post for that house! The 1928 Bungalow turned out to be a great purchase! We snagged it for $79,000 and were able to fix it up and get it running for probably close to $20,000. We hope to run the numbers soon to get an exact amount, but we are very happy!  We initially focused on the interior of the house to get it ready for renters and after they moved in, we focused on cleaning up the yard.
